Planning Applications

Recent changes to the planning system have meant that it is increasingly complex and daunting to those engaging with it for the first time, or even for seasoned users of the process. Lavingham Planning Consultants draw on their extensive public sector experience of handling all types and sizes of applications to effectively prepare, submit and manage the submission process. Applications that we are able to handle and advise on include:

  • Full planning including: change of use of land or buildings, new dwellings, mixed use development, agricultural structures, equestrian structures
  • Outline – to establish whether the principle of a new dwelling is acceptable.
  • Householder – for any type of domestic alteration to a dwelling or a garden structure
  • Listed Building – for any alterations to the fabric of a Listed Building
  • Conservation Area Consent – for certain types of demolition work within a Conservation Area
  • Variation of Condition – for when you want to make changes to an approved application.
  • Reserved Matters – to deal with the other ‘reserved matters’ which were not considered as part of an outline application.
  • Advertisement Consent – to seek approval for the display of signs, notices and boards
  • Works to Protected Trees – these include trees within a Conservation Area and covered by a Tree Preservation Order.
  • Retrospective – where development has commenced without permission and needs to be formally approved.
  • Agricultural and Forestry prior notifications – for agricultural buildings and structures and forestry works such as creation of an access track.
  • Full range of change of use prior notifications
  • Residential Prior Notifications – to take advantage of the relaxation of government regulations to construct a single storey extension to the rear of your property.
  • Discharge of Condition Applications – when a planning application is approved it is often a ‘conditional approval’, with certain conditions attached which require further information to be submitted post determination.
  • Certificate of Lawfulness (Existing and Proposed) – where a use, operation or activity has been undertaken or is proposed to be undertaken and a judgement needs to be made on whether it is lawful.
